Is there a discount for multiple properties?

Yes. We welcome all sized portfolios – lets chat about what we can offer you!

How often are inspections undertaken?

Initially upon tenant moving in to record condition of the property. A month later another inspection will be organised to check the tenants have settled in and that there are no issues and then routine inspections will be undertaken quarterly.

We do a thorough final inspection to determine to condition of the property before any bond is released.

What’s your repairs and maintenance policy?

The management of repairs and maintenance are included in your fee. We have a reliable group of trusted tradespeople or are happy to work with your preferred contractors.

Together, we determine an amount you are comfortable with us authorising so these can be done efficiently for your tenant and without hassling you for any minor issues.

What happens if my property gets damaged?

We do our utmost best to ensure we get the right tenant for your property – should an issue arise, we will meet all our contractual obligations and take legal action through the Tenancy Tribunal on your behalf.

How will Terrace Property Management keep my asset information safe?

We operate using a cloud-based system enabling us to deliver your reports and communications securely. Our operating system subscription to MRI Software has security measures in place such as physical access controls, internet firewalls, intrusion detection, and network monitoring. What are my obligations as a tenant?

Tenants must pay rent on time, keep the property reasonably tidy, alert property manager to any issues immediately and pay for their own utilities.

What are my responsibilities as a landlord?

Ensure the property is in a reasonable condition and meets all relevant building and health and safety standards. You’re also obliged to let the tenant have quiet enjoyment of the property and inform them if the property is going to be listed for sale.

What happens if my property remains vacant for an extended period?

Our management fees are based on your property being rented, if vacant we don’t charge a management fee.

We can also help you determine why the property could be being overlooked by potential tenants and help remedy this.
